Construction Contracts Manager – Residential Developer

About the role

A leading residential developer is seeking an experienced Contracts Manager to oversee the delivery of multiple large‑scale apartment projects across Dublin and the wider Leinster region. Reporting to the Construction Director, you will lead site delivery teams and ensure projects are completed safely, on schedule, within budget, and to the highest quality standards.

Key responsibilities

• Oversee the end‑to‑end delivery of 6–7 live apartment contracts, from mobilisation to handover.
• Lead Project Managers, Site Managers, engineers and subcontractor teams, ensuring consistent delivery standards across sites.
• Monitor construction programmes, phasing strategies and milestones; identify risks early and implement mitigation plans.
• Ensure compliance with Building Regulations, BCAR requirements and developer quality standards; manage QA, inspections and snagging.
• Work closely with the commercial team on budgets, procurement, valuations and cost performance; support value‑engineering decisions.
• Champion health and safety culture, ensuring adherence to legislation and company procedures.
• Liaise with consultants, local authorities, utilities and design teams; provide clear reporting to senior leadership.

Required profile

• 12–20+ years of experience in construction delivery, preferably within residential apartment developments.
• Background with a residential developer or Tier 1/ Tier 2 main contractor.
• Proven ability to manage multiple large‑scale contracts simultaneously.
• Strong commercial acumen and experience overseeing budgets and cost control.
• Demonstrated leadership in health & safety and stakeholder management.
