Divisional Director – Property Management

About the role

We are seeking an experienced Divisional Director to lead a high‑performing residential property management portfolio. The role combines strategic growth, operational excellence, and governance of Owners' Management Companies (OMCs) across Ireland.

Key responsibilities

• Manage a portfolio of OMCs, ensuring compliance with the Multi‑Unit Developments (MUD) Act and corporate governance obligations.
• Prepare and monitor annual service charge budgets, financial performance and expenditure.
• Oversee planned preventative maintenance, repairs, lifecycle works and contractor procurement.
• Develop and maintain strong relationships with OMC Boards, chairing AGMs, EGMs and Directors’ meetings.
• Produce monthly operational and financial reports for clients and Boards.
• Lead resident and stakeholder communications, resolve escalated issues and conduct monthly site visits.
• Drive ESG and sustainability initiatives where required.
• Provide consultancy and advisory services, including legal set‑up, budgeting, house rules and asset register oversight.

Required profile

• PSRA Category D Licence (essential).
• 6‑8+ years of residential block/OMC management experience.
• Strong knowledge of the MUD Act and Irish property management regulations.
• Proven experience in budgeting, financial reporting and contractor performance management.
• Demonstrated ability to lead, mentor and develop junior property management staff.
