Project Director – Major Construction Projects

About the role

Cunningham Contracts is seeking an experienced Project Director to lead the delivery of a major construction contract valued at over €100 million. Reporting to the Construction Director, you will be responsible for overall site management, risk mitigation and commercial success from mobilisation through to handover.

Key responsibilities

• Provide overall leadership from mobilisation to completion, setting design strategy and scope.
• Agree commencement dates, finalize contract documents and ensure compliance with quality, environmental and safety standards.
• Manage subcontractors, including selection, vetting, progress meetings and pre‑order coordination.
• Monitor programme progress, cost, risk and commercial performance, producing monthly CVR reports.
• Lead the project team and supply‑chain partners in achieving zero incidents and high‑quality outcomes.
• Oversee procurement of certificates, final account negotiations and post‑contract defect liability management.
• Mentor and develop staff, ensuring competency and alignment with Cunningham values.

Required profile

• Minimum 15 years’ construction experience with large‑scale, complex contracts.
• Deep knowledge of the Irish market, competitors and public works contract forms.
• Proven financial control and reporting capability.
• Experience with design‑and‑build and complex residential projects.
• Strong strategic risk management and safety leadership.
• Professional qualification (e.g., MCIOB, CEng, MICE) and membership of a relevant institution.
