Commercial Director – Modular Construction

About the role

The Commercial Director will lead the commercial function of a specialist modular construction company, reporting directly to the CEO. This senior leadership position is responsible for shaping commercial strategy, safeguarding margins and driving consistent performance across the project lifecycle.

Key responsibilities

• Own the full commercial lifecycle from contract review through to final account and entitlement recovery.
• Define and implement commercial strategy, governance and risk frameworks for the project portfolio.
• Lead senior‑level negotiations, client engagement and contractual risk management.
• Drive accurate CVR reporting, forecasting, margin control and real‑time risk visibility.
• Build, mentor and coach a high‑performing commercial team, embedding disciplined processes and systems.
• Ensure commercial decisions align with delivery objectives and support business growth.

Required profile

• Proven senior commercial leadership experience in subcontracting or complex construction projects.
• Track record of managing upstream and downstream commercial positions and delivering margin protection.
• Strong ability to influence, challenge and hold stakeholders accountable.
• Clear communicator with both commercial and non‑commercial audiences.

Required skills

• Expert knowledge of construction contracts (NEC, JCT, bespoke forms).
• Commercial forecasting, cost control and margin management.
• Experience with CVRs, variations, final accounts, claims and negotiations.
• Ability to review contracts, amendments and international conditions.
