Commercial Director – Specialist Modular Construction

About the role

We are seeking a Commercial Director to lead the commercial function of a specialist modular construction business. Reporting to the CEO, you will own the commercial strategy, governance and risk across the full project lifecycle, ensuring margin protection and scalable processes.

Key responsibilities

• Take full ownership of the commercial lifecycle from contract review to final account.
• Define and drive commercial strategy across the project portfolio.
• Act as the commercial authority on contracts, risk, entitlement and margin control.
• Lead CVR preparation, forecasting, reporting cadence and margin monitoring.
• Embed disciplined execution of variations, notices, extensions of time and claims.
• Maintain real‑time visibility of risk, exposure and commercial opportunity.
• Lead senior‑level negotiations and client commercial engagement.
• Build, lead and coach a high‑performing commercial team.
• Drive adoption of systems, processes and governance to support delivery objectives.

Required profile

• Proven senior commercial leadership experience, preferably in subcontracting or complex construction projects.
• Strong track record managing upstream and downstream commercial positions.
• Deep experience with CVRs, variations, final accounts, claims and negotiations.
• Ability to oversee multiple projects with differing contract forms and risk profiles.
• Experience embedding systems, governance and process discipline in a growing business.
