Project Quantity Surveyor – Residential Development

About the role

The role offers the chance to work on a 198‑unit residential scheme in Tullamore, collaborating with an experienced commercial and construction team. You will be involved across the full project life‑cycle, from budgeting to final accounts.

Key responsibilities

• Manage day‑to‑day commercial and contract activities, including change management and register maintenance.
• Negotiate and place subcontract orders to obtain best value.
• Participate in project budgeting, cost planning and feasibility studies.
• Validate and approve subcontractors’ interim and final applications, ensuring compliance with the Construction Contracts Act.
• Lead pre‑appointment subcontractor meetings and appoint subcontractors in line with contract terms.
• Prepare accurate monthly Cost Value Reports for senior management review.
• Maximise cash flow through timely submission of monthly valuations with full supporting documentation.
• Negotiate, draft and submit final accounts and claims for loss, expense, delay, disruption and extensions.
• Maintain productive relationships with design team professionals and client representatives.

Required profile

• Third‑level qualification in Quantity Surveying & Construction Economics or an equivalent degree recognised by SCSI/RICS.
• Minimum 3 years of quantity surveying experience.
• Knowledge of construction contracts such as RIAI, FIDIC and JCT.
• Ability to critically evaluate documentation and identify commercial opportunities.
• In‑depth understanding of construction processes, techniques and systems.
• Strong commercial awareness, numeracy and report‑writing skills.
• Excellent negotiation, conflict‑management and attention‑to‑detail.
