Senior Project Manager – Residential Development

About the role

We are a leading residential property developer seeking a Senior Project Manager to take full ownership of a major residential development in Limerick City Centre. This senior appointment offers genuine autonomy, direct influence over project delivery, and the chance to work in a fast‑moving, developer‑led environment.

Key responsibilities

• Deliver the project on time, within budget and to the required quality standards.
• Lead and manage the Site Manager and the wider site team.
• Develop, sequence and track the programme, ensuring progress aligns with milestones.
• Monitor budgets and commercial performance in collaboration with quantity surveying support.
• Coordinate design teams and manage consultant interfaces.
• Drive risk management and mitigation strategies.
• Liaise with local authorities, utilities and other stakeholders.
• Ensure compliance with Irish building regulations and health & safety standards.
• Report progress directly to senior leadership and oversee handover.

Required profile

• Proven experience in construction project management, preferably residential or apartment schemes.
• Strong commercial awareness and programme management capabilities.
• Ability to lead teams and take full ownership of a project.
• Degree qualified in Construction Management, Engineering or a related discipline.
