Commercial Manager – Construction & Modular Buildings

About the role

The Commercial Manager will join a senior, commercially‑sharp team within a leading Irish modular construction specialist. You will be responsible for driving commercial performance across the full project lifecycle, from early cost planning through to final account settlement, while supporting the company’s rapid growth in the MMC market.

Key responsibilities

• Develop and maintain cost plans, procurement strategies and risk registers for a diverse portfolio of modular projects.
• Manage subcontractor relationships, valuations, and final accounts, ensuring alignment with programme milestones.
• Coordinate commercial milestones with off‑site production schedules and on‑site delivery requirements.
• Interpret the impact of modular and panelised systems on procurement, risk allocation and contract administration.
• Provide commercial insight and reporting to senior leadership to support decision‑making and profitability.

Required profile

• Proven experience in commercial management within the construction sector, preferably with modular or off‑site delivery.
• Strong understanding of procurement processes, contract administration and risk management.
• Ability to work collaboratively across multidisciplinary teams and influence senior stakeholders.
• Demonstrated initiative, analytical thinking and a track record of delivering projects on time and within budget.
