Senior Quantity Surveyor / Development Cost Manager

About the role

A leading residential developer is looking for a Senior Quantity Surveyor / Development Cost Manager to join its development and construction team in Bray. This developer‑side commercial role will drive cost planning, budgeting, procurement strategy and financial control across a pipeline of housing and apartment projects.

Key responsibilities

• Prepare and manage project budgets, development appraisals and cost plans from feasibility to completion.
• Provide commercial input during acquisition, planning and pre‑construction stages.
• Develop procurement strategies, support tender processes and evaluate subcontractor packages.
• Collaborate with development, design and construction teams to advise on buildability, specification and value‑engineering opportunities.
• Monitor project budgets, prepare monthly financial reports and manage valuations, variations and cost forecasts.
• Liaise with consultants, contractors and internal stakeholders to support key project decisions.

Required profile

• 7‑15+ years of experience in PQS, cost consultancy, quantity surveying, estimating or developer commercial teams.
• Proven track record of managing cost planning and financial control for residential developments.
• Strong understanding of procurement processes and commercial strategy.
• Ability to work closely with multidisciplinary teams and influence project decisions.
