Senior Quantity Surveyor – Residential Developer (Construction)

About the role

A leading residential developer is expanding its self‑build construction division in Bray and seeks a Senior Quantity Surveyor to take commercial ownership of large‑scale housing and apartment projects from procurement through to final account.

Key responsibilities

• Prepare and manage project budgets, forecasts, cash‑flows and monthly cost reports.
• Monitor commercial performance, identify risks and opportunities, and manage valuations, variations and change control.
• Lead procurement of subcontractor packages, prepare package comparisons and support negotiations and appointments.
• Collaborate with Construction Managers, Site Teams and Project Managers to track programme progress and assess commercial impacts.
• Produce detailed monthly financial updates and ensure robust commercial controls and reporting systems.
• Liaise with consultants, design teams, subcontractors and internal departments, providing commercial input at project meetings.

Required profile

• 8–15+ years of experience in Quantity Surveying, preferably on residential housing or apartment projects.
• Experience in a self‑build developer environment is highly desirable; strong residential exposure in a main contractor role is also considered.
• Degree qualified in Quantity Surveying or a related discipline; chartered status is a plus.
