Design Manager – Large‑Scale Residential Projects

About the role

We are seeking a Design Manager to lead design coordination on large‑scale residential developments in Waterford. The role will act as the central point of contact for all design‑related matters during the construction stage, ensuring technical robustness, buildability and programme compliance.

Key responsibilities

• Coordinate and manage design information across live projects, ensuring it is technically robust and buildable.
• Handle design queries, technical submissions, drawing coordination and BCAR compliance throughout construction.
• Chair design coordination meetings and oversee document control.
• Resolve on‑site design clashes and support value‑driven construction solutions.
• Collaborate closely with the Head of Design Management, Contracts Managers, consultants and subcontractors.

Required profile

• Degree in Architecture, Civil Engineering, Construction Management or a related discipline.
• Minimum 5 years of experience, including at least 3 years in residential design.
• Strong construction‑stage design coordination experience on residential, commercial or mixed‑use projects.
• Good understanding of BCAR processes and Irish Building Regulations.
• Proven ability to coordinate multidisciplinary design teams and manage RFIs, technical submissions and drawing revisions.
