Site Manager – Residential Developments in Tipperary

About the role

We are seeking an experienced Site Manager to lead the delivery of residential housing projects across multiple sites in Tipperary. You will oversee the entire site lifecycle from mobilisation to handover, ensuring programme, quality, safety and commercial targets are met while managing a high‑performing team.

Key responsibilities

• Lead and manage Health & Safety on site, fostering a proactive safety culture.
• Control plant, equipment and resources, maintaining certification and fitness for purpose.
• Implement the Project Execution Plan and align all stakeholders.
• Oversee subcontractor and supplier performance, including programme monitoring, procurement, cost control and reporting.
• Review design documentation and coordinate with the design team.
• Run daily whiteboard meetings and maintain short‑term look‑ahead programmes.
• Report weekly progress against programme targets.
• Ensure compliance with Building Regulations, design specifications and QA systems.
• Drive quality standards, sequencing of works and trade coordination.
• Engage with service providers, local authorities and third‑party stakeholders.
• Chair site and construction meetings.
• Manage and develop direct reports, handling performance and absence.
• Promote continuous improvement and deliver a best‑in‑class stakeholder experience.

Required profile

• Degree qualified in Engineering, Quantity Surveying, Construction Management or a related field.
• 10+ years’ experience in residential construction.
• Strong knowledge of Building Regulations and certification standards.
• Commercially astute with strong negotiation abilities.
• Proven track record of delivering projects on time, within budget and to high quality standards.
