Site Manager – Residential Development (Waterford)

About the role

Our client, a leading residential developer in Ireland, is seeking an experienced Site Manager to oversee the day‑to‑day delivery of a large housing development in Waterford. You will be responsible for ensuring the project is completed safely, on schedule, within budget and to the highest quality standards.

Key responsibilities

• Manage all day‑to‑day site activities and ensure works align with programme requirements.
• Coordinate subcontractors, direct labour and suppliers on site.
• Monitor project progress and proactively address issues impacting delivery.
• Maintain the highest health and safety standards, conduct regular inspections and promote a strong safety culture.
• Ensure work meets required specifications, monitor workmanship and materials, and manage snagging.
• Collaborate with the Project Manager on programmes, milestones, deliveries and site logistics.
• Act as the main point of contact for subcontractors, consultants and other stakeholders; lead site meetings and provide regular progress updates.
• Maintain accurate site records, daily diaries, safety logs and progress reports; report risks and programme issues to senior management.

Required profile

• Proven experience as a Site Manager on residential construction projects.
• Strong understanding of construction methodologies, quality standards and health & safety regulations.
• Excellent leadership and people management skills.
• Ability to read and interpret construction drawings and technical documentation.
• Strong planning, organisational and problem‑solving abilities.
• Degree or Diploma in Construction Management, Engineering or a related discipline (desirable).
